A standard 2D plan is a drafted layout with measurements, and a coloured 2D plan adds colour to the same labelled layout. A 3D floor plan presents the layout as a three-dimensional model with measurements and room dimensions. All three include branded and unbranded versions. Yes, plans include room dimensions and total area in formats sized for MLS and for print feature sheets. Each plan also comes in an unbranded version for boards that restrict branding on listings. Our floor plans are measured on site, but they are prepared for marketing and are approximate. They are not a legal survey or an appraisal, so anyone relying on a size or dimension for a transaction should verify it independently. The same applies to the total floor area printed on the plan. The two are calculated differently, so they rarely match exactly. A strata plan records the strata lot under BC strata rules, while a marketing floor plan measures the finished interior as it stands today. If a buyer needs a figure for a transaction, they should check the strata documents themselves. See how measured area is billed.

They are measured and priced separately from the interior. Enter only finished, livable interior space when you book; unfinished garages and crawl spaces are not counted there. Exterior areas such as a garage, deck or patio are measured on the day and billed on the final invoice at the exterior rate shown on the floor-plan product. Read the booking policy.

Your invoice adjusts at the same per-square-foot rate you were quoted, up or down. The quote uses the interior square footage you entered; if the measured floor plan differs meaningfully, the final invoice reflects the measured figure. No other charge is added after the shoot. Yes, a floor plan can be booked on its own. It is often paired with a photo set, and our Essentials package combines photography with a standard 2D plan, but that is not required. Choose the plan type in the booking flow and the price updates for your square footage.
