Floor plans for Richmond listings

Multi-generational layouts are Richmond’s signature — secondary kitchens, ground-floor suites, flex rooms. A measured floor plan shows the configuration a photo can’t.

Realty Studios produces measured floor plans for Richmond listings, including the multi-generational layouts found in many Richmond homes: second kitchens, ground-floor suites and flex rooms that photos can't explain. Houses in Broadmoor, Seafair, Terra Nova and Steveston, and Brighouse tower units, get room labels, dimensions and total area on every level.

A plan shows layout and size. Whether a suite is permitted is a City of Richmond question that a drawing can't answer. There are three plan types, Standard 2D, Coloured 2D and 3D, and every one is delivered with a branded and an unbranded version. A plan can be booked with photography or on its own, and its price follows the square footage you enter.

Richmond floor plan questions

Will a floor plan show the ground-floor suite in my Richmond house?

Yes. The plan shows the suite's rooms, dimensions and area alongside the rest of the house. It doesn't show legal status: whether a secondary suite is permitted is a City of Richmond matter, so check with the City before describing it as legal in your listing. We measure and label what's there, including second kitchens and separate entries. See floor plans.

Where do I find the square footage for a Richmond home before booking?

Use the listing sheet, BC Assessment or a previous listing; a close estimate is fine. Count finished, livable interior space, including a finished suite, and leave out unfinished garages and crawl spaces. BC Assessment publishes property details for most homes, so it's a useful starting point. The figure sets your quote, and the measured plan confirms it.

Are garages and patios included in a Richmond floor plan's price?

They're measured separately and billed at the exterior rate, not the interior rate. On a Richmond detached home with an attached garage or rear patio, that area is measured on the day and added to the final invoice at the exterior rate shown on the floor-plan product. No other charge is added after the shoot. Read the booking policy.

How is a Richmond floor plan invoiced if the measured area differs?

You pay for the measured area at your quoted rate, whether it comes in higher or lower. The price at booking uses the square footage you enter, and if the finished plan differs meaningfully, the invoice is adjusted at that same per-square-foot rate. Nothing else is added after the shoot apart from any measured exterior area. Plans start at $159.99; see prices.

Which floor plan style should I choose for a large Richmond family home?

For a large multi-level Richmond home, Coloured 2D or 3D makes separate living areas easier to read, while Standard 2D suits most condos. All three are measured with room dimensions, and each comes branded and unbranded. Coloured 2D is a colour plan with room labels, and 3D shows each floor with depth. For the lot itself, pair the plan with Richmond drone photos.
