Floor plans for North Vancouver listings

Split-levels and slope-adapted layouts confuse buyers on paper — a measured multi-level plan makes a North Van home’s flow legible before the showing.

Realty Studios draws measured floor plans for North Vancouver homes, and multi-level layouts are where they help most. In Lynn Valley, Edgemont, Seymour Heights and Blueridge, split-levels and slope-adapted houses are hard to picture from photos alone, so we measure on site and draw every level with room labels, dimensions and total area. Lonsdale condos get the same treatment on a single-level plan.

Choose Standard 2D, Coloured 2D or 3D; each comes in branded and unbranded versions. Plans can be booked with photography or on their own. Pricing starts from the interior square footage you enter, and the invoice follows the measured area.

North Vancouver floor plan questions

How do you draw a floor plan for a North Vancouver split-level house?

We draw each level as its own plan and mark the stairs that link them. Split-levels on North Shore slopes often stagger the entry, living and bedroom floors by a few steps, which photos can't explain. A measured plan labels every room with its dimensions and gives the total area, so buyers can follow the flow before they cross a bridge to see it. See floor plans.

Does the basement count in a North Vancouver home's square footage?

A finished, livable basement counts; unfinished space, garages and crawl spaces don't. That matters on North Shore slope lots, where a walk-out lower floor can be a big part of the home. Enter the finished interior area when you book, using the listing sheet, BC Assessment or a previous listing as a guide. If the measured plan differs meaningfully, the invoice adjusts at your quoted rate.

Are decks and garages on a North Vancouver home billed in the floor plan?

Yes, but separately from the interior, at the exterior rate. On a North Shore home, that can include a view deck or an attached garage. The garage, deck or patio area is measured on the day and added to the final invoice at the exterior rate shown on the floor-plan product. Your quoted interior price changes only if the measured interior differs meaningfully. See the booking policy.

Is a 3D floor plan worth it for a multi-level North Vancouver home?

It can be. A 3D plan shows each level's rooms with depth, which some buyers read more easily than a flat drawing. For a single-floor Lonsdale condo, Standard 2D is usually enough, and Coloured 2D adds colour to the same labelled layout. Every type is measured, comes in branded and unbranded versions, and shows its price in the booking flow, from $159.99. Compare on our prices page.

Can I order a floor plan for a North Vancouver home that already has photos?

Yes. A floor plan can be booked by itself, so a North Vancouver listing that already has photos can add one. We still visit to measure, because the plan is drawn from on-site measurements rather than from old drawings. If you need photos or a 3D tour as well, adding them to the same visit keeps it to one appointment. Book online.
