Because a strata plan and an on-site measurement calculate area differently, so the two figures rarely match exactly. A strata plan is a registered survey document under BC’s Strata Property Act; our plan measures the interior to market the unit. Our terms describe floor plans and measurements as approximate and prepared for marketing, so anyone who needs the legal area should use the registered strata plan.

Your invoice adjusts at the same per-square-foot rate you were quoted, up or down. Floor plans and photography are priced from the interior square footage you enter, and if the measured plan differs meaningfully, only the area changes, never the rate. Pick a 3D plan if you want buyers to see how the levels stack; otherwise a standard or coloured 2D plan covers the layout. That matters in a Kitsilano or Dunbar house with a basement, main floor and upper floor. Every type draws each level with room labels and dimensions and comes in branded and unbranded versions.
