Realty Studios › Virtual staging vs physical staging

Virtual staging vs physical staging.

One is an edit to a photograph. The other is furniture in a room. They solve overlapping problems at very different costs, and only one of them is there when a buyer walks in.

Virtual staging adds furniture to the listing photographs after the shoot, while physical staging puts real furniture in the real room for the length of the listing. Both help buyers picture how a space lives, but only physical staging is there when a buyer walks in. Virtual staging needs no site visit or furniture logistics and is priced by the rooms you stage; physical staging is billed by a stager per room, usually per month, plus delivery and removal.

This page compares what each one changes, how each is priced, disclosure and the showing itself. We offer virtual staging only, so for physical staging ask a stager directly.

Staging questions

Must virtually staged listing photos be disclosed to buyers?

Yes, a virtually staged image should be identified as staged so the listing does not mislead. We label every virtually staged image we deliver and include the unstaged original with it, so the listing can show both. Physical staging needs no disclosure because the furniture is really there. See our virtual staging.

Does virtual staging change the room buyers see at a showing?

No, it changes the picture of the room, not the room itself. A buyer who liked the staged photos walks into the empty space at the showing, which is the main risk of the format. Physical staging keeps the room matching the photos, which is why it suits listings where the in-person visit decides the offer. Talk to us about your listing.

Can you virtually stage photos taken by another photographer?

Ask us first, because it depends on the resolution and the angles of the images you already have. Staging works best on sharp, level, wide shots of an empty room. Our standard service stages from the photos we deliver for your listing, which avoids a second visit and keeps the lighting consistent. Send us your photos.

Is virtual staging cheaper than physical staging?

Usually, yes: virtual staging is priced by the rooms you stage, while physical staging is billed per room, per month, plus delivery and removal. Publicly advertised virtual staging rates commonly fall within $15–$65 per photo, and ours starts at $30 for one room before GST. We do not sell physical staging, so ask a stager for that quote. When is physical staging the better choice?

Physical staging is the better spend when the in-person showing will decide the offer and the budget exists, which is typical of higher-value listings. It also removes the gap between the online photos and an empty room. If the home is occupied and already presents well, neither kind of staging is solving a real problem. Ask us about your listing.
