Green canopy, mountain backdrops, and dramatic grades — North Van exteriors need a photographer who works with the terrain. Interiors get our full HDR finish with the forest light balanced, not blown.
Realty Studios photographs North Vancouver listings in both the City and the District: Lonsdale towers, family homes in Lynn Valley and Edgemont, view lots in Blueridge and Seymour Heights, and waterfront at Deep Cove. Light is the main planning point on the North Shore. Mountains and tall trees shade many streets early and late in the day, so it pays to choose an arrival window that suits the home's orientation.
Interiors get an HDR finish with the forest light balanced, and exteriors on steep grades can be paired with drone aerials. Photography is priced by interior square footage, booked online and delivered to a downloadable gallery sized for MLS.

Late morning through mid-afternoon usually gives the best light, because the mountains shade many North Shore streets early and late. When you book, choose the morning, midday or afternoon arrival window that fits the home's orientation. View homes can add a twilight session in the window just after sunset. Open times are shown on the live calendar on the booking page.
Yes, we photograph homes in both. The City of North Vancouver covers Lonsdale and the waterfront below it, while the District of North Vancouver includes Lynn Valley, Deep Cove, Edgemont and Blueridge; they are separate municipalities. Booking works the same in each: enter the address, and the quote shows the price and any travel fee before you confirm. Book a North Vancouver shoot.
North Vancouver photography starts at $159.99 for interiors up to 1,883 sq ft, then $0.09 for each additional square foot. Multi-level homes on the slopes are priced on finished, livable space; unfinished garages and crawl spaces aren't counted. Prices are before GST. Compare every service on our prices page.
We shoot the exterior from the angles the grade allows and add aerials where the street can't show the home. On a steep North Shore lot, a ground-level frame may show only the driveway or the underside of a deck; a drone view shows the roofline, the lot and the outlook in one frame. Flights depend on the address's airspace, so see drone photography in North Vancouver.
No. Interior photography carries on in wet weather. If rain or low cloud ruins the exteriors, the sky can be swapped in editing, and if a frame is beyond saving we return for the outside shots free of charge. Weather returns are free within the return window in our reshoot policy. Full terms for changes and access are in our booking policy.
